MILTON, GA

Fulton County, Georgia

Living in Milton, GA

Milton sits at the northern tip of Fulton County, about 30 miles north of downtown Atlanta. It became a city in 2006 with one goal: keep its rural feel. Today it’s known for horse farms, wide pastures and homes on large lots, with the historic Crabapple district at its heart.

A rural city in the GA 400 corridor

Milton covers about 38 square miles, and zoning that favors large lots has protected its pastures and horse farms. When the city’s Equestrian Committee mapped Milton’s horse farms in early 2024, it found them spread across the whole city rather than clustered in one area. Take a drive down Freemanville Road or Birmingham Highway and you’ll see it.

Low density is by design. According to the U.S. Census Bureau, Milton’s population has held steady at about 41,300 since 2020, while Fulton County as a whole has nearly 1.1 million people. Most shopping and dining means a short drive to Crabapple or into Alpharetta. For the people who choose Milton, that’s the point.

Mailing addresses and city limits

Nearly all of Milton is in the 30004 zip code, and many homes in and around Milton still show an Alpharetta mailing address. The mailing address doesn’t tell you which city a home is in, so it’s worth confirming city limits for any home you’re considering.

Getting around

GA 400 runs along Milton’s eastern edge and is the main route to Alpharetta and Atlanta. Inside the city, most roads are two-lane and winding, which is part of the charm. A drive that feels easy on a Sunday can feel very different at 8 a.m. on a Tuesday, so test your commute with your map app’s “depart at” setting and your real work hours.

Taxes and the homestead exemption

Milton homeowners pay property taxes to Fulton County (including the school system) and get a separate city tax bill from the City of Milton. In Georgia you have to apply for the homestead exemption: you generally need to own and live in the home on January 1, and in Fulton County the deadline is April 1. Confirm the current rules with the county.

Schools

Schools in Milton, GA

Every public school zoned for homes inside Milton city limits, based on Fulton County Schools’ 2026–27 attendance zones. Zone lines don’t follow city lines, so some of these schools sit in Alpharetta or Roswell, and a few (Sweet Apple, Mountain Park, Crabapple Middle, Elkins Pointe and Roswell High) serve only small edges of the city. Two more are open to Milton residents without a zone: Innovation Academy (by application) and Amana Academy, a K–8 public charter (by lottery), which shows under both Elementary and Middle. Assignments go by exact address, so two homes a few streets apart can be zoned for different schools. Always confirm with the district before you make an offer.
